Let Clark-Wayland take the "headache" out of owing investment property. We will handle all the aspects of caring for your property. Listed below are just a few of our services:
1. Rent Collection
2. Provide and supervise maintenance
3. Payment of all bills/mortgage/HOA
4. Monthly computerized statements
5. Initiate legal proceedings, if necessary
6. City Sales tax collected from tenant, paid to city.
7. No Mark-ups on repair bills. You pay what we pay!!
8. Direct deposit - optional. $2.00/deposit fee.
Our monthly management fee is 7% of the gross rent collected. $65.00 minimum fee when tenant occupied, $50.00 while being marketed for rent and/or vacant. Fees can vary depending on the location, condition, and type of the property.
*Leasing Service*
We will market and show vacancies on a moment's notice. Our Leasing Agents have the expertise in choosing a new tenant. Listed below are a few of the Leasing Services we provide:
1. View/show vacant homes
2. Execute rental agreement
3. Recommend required maintenance
4. Thorough verification/credit screening/criminal background
5. Conduct move-in/move-out inspections
Our leasing fee is $250.00.
